Welcome to Peaceful Valley Lake Estates, one of the premiere lake developments in central Missouri. PVL offers its members and their families several amenities, to include access to our beautiful 180 acre lake, a campground complete with electrical hook-ups and bathhouse, a marina for temporarily docking boats, a beautifully landscaped gazebo area, a swimming pool and wading pool, a swimming beach and picnic area, and a lodge that contains recently remodeled bathroom and shower facilities, a small kitchen area, and two floors of open space suitable for hosting parties and receptions. PVL started in the mid-1960s as one of many lake developments in central and southeast Missouri. Conveniently located an hour and a half west of St. Louis, PVL offers the amenities already mentioned above, with some key exceptions. Most of the other lake developments had few or no restrictions on mobile homes, size of residential buildings (or any buildings for that matter), and most relied on septic systems and well water rather than a sewage treatment system and community water service.
PVL went a different direction and put in place rules and regulations designed (1) to maintain the integrity of the development and, (2) to ensure that the lake and its environment retains its value and protects your investment. For example, there are building restrictions dealing with new construction or modifications which must be approved by the board of directors. In addition the developers built a water and sewage system that provides members with state-inspected and approved water and sanitation. These restrictions and guidelines have allowed PVL to stand the test of time for the last 50+ years and, with your cooperation and adherence to the rules and regulations listed below, we can look forward to another 50+ years of fun in the sun at Peaceful Valley Lake.

Our Association is governed by Restrictions (which are on file with the Gasconade County Recorder of Deeds), our By-Laws, and Rules & Regulations. New Member Application
After the completion of any sale or transfer, purchasers must fill out a Member Application and Security Form (use the buttons below to download a copy of the forms). Within 30 days of the sale, please either send or drop these forms by the PVPOA office, along with a copy of your Deed of Trust. Membership materials will be presented to the PVPOA board meeting for consideration at the monthly meeting on the 3rd Friday of the month. Once approved, members will be able to obtain membership stickers for their vehicles and boats. Make sure annual dues are current in order to speed your approval and get your stickers!!
Water/Sewer, Electric, Fire Department and Trash Service Contacts
The Public Water Supply District #1 of Gasconade County (PWSD #1) manages the water and sewer for Peaceful Valley Lake Estates. For questions or to establish service call (573) 437-7808. The Owensville Rural Fire Protection Association provides fire protection services to Peaceful Valley. Since they're not funded by taxpayer dollars, members are requested to pay annual dues of $48 to cover the cost of volunteer firefighter training, etc. Contact the ORFPA at 573-437-4308, or via mail at PO Box 202, Owensville, MO 65066.

Building Permits Must Be Approved
By PVPOA Board Prior to Project Start
Before building, a complete set of drawings shall be submitted to the chairman of the Operations committee. Please click on the "Building Permit" button below for a Building Permit request form that must be completed and submitted with the plans. The chairman will review the plans with other committee members, visit the site, and check drawings for conformance to regulations. Three (3) members of the committee will be authorized to sign plans and issue an interim permit authorizing applicant to start clearing for construction. Plans will be submitted to the Board at the next monthly meeting. Plans will be considered approved when the plan is signed and dated by at least five (5) board members at the regular monthly board meeting.
PLEASE ALLOW ENOUGH TIME (TYPICALLY 30-60 DAYS) BETWEEN YOUR PERMIT APPLICATION SUBMISSION AND THE MONTHLY BOARD MEETING HELD ON THE THIRD FRIDAY OF EVERY MONTH BEFORE YOUR CONSTRUCTION STARTS!!
Complaint/Comment Form
1. In order for member complaints to be reviewed by the Board of Directors, a formal Complaint Form must be filled out and turned into the PVPOA office for presention to the board (click on the button below to download form).
2. The board at the next meeting, following receipt of the Complaint Form, will review the complaint.
3. The member will be notified of the decision of the board as soon as possible after the meeting..

Maintenance Work Order Request
A system of work orders is implemented to facilitate communication of maintenance requirements to maintenance personnel. If you would like to submit a work order, please click on the button below to dowload a work order form, then drop it by the PVPOA office. The Board's Operations Chairman will then review and take the necessary actions.
