Security Information Form
Each member must fill out the security information sheet. It should include the members of your immediate family (member's spouse/partner, children, and grand-children names), Vehicle make, model, and license plate, Boat make, model, and registration, and a listing of golf carts, ATVs, campers, trailers, etc., that the member will be using within the compound. Vehicle and Boat Stickers will not be issued until this form is submitted, along with proof of ownership of vehicles and boats. You can submit a title, registration, or personal property tax receipt as proof of ownership.

Before building, a complete set of drawings shall be submitted to the chairman of the Operations committee. Please click on the "Building Permit" button below for a Building Permit request form that must be completed and submitted with the plans. The chairman will review the plans with other committee members, visit the site, and check drawings for conformance to regulations. Three (3) members of the committee will be authorized to sign plans and issue an interim permit authorizing applicant to start clearing for construction. Plans will be submitted to the Board at the next monthly meeting. Plans will be considered approved when the plan is signed and dated by at least five (5) board members at the regular monthly board meeting.

Peaceful Valley Lake Lodge and Restrooms and Showers across property in a clean and orderly manner.
- Vacuum and scrub floors, hallways, restrooms, stairways, kitchen and other work areas.
- Dust and Polish furniture.
- Empty wastebaskets and transport trash to disposal areas.
- Keep storage areas clean, tidy and well stocked with supplies, such as bathroom soap, toilet tissue and paper towels.
- Wash windows.
- Clean walls, doors, and woodwork as necessary.
- Periodically clean kitchen appliances.
- Lodge and lower restrooms/ showers should be cleaned and stocked twice a week, with special regards to before and after rentals – year round
- Marina, Beach, and Campground Restrooms and Showers should be cleaned & stocked twice a week – April through October
- Observe precautions required to protect property and report any damage, theft and/or found articles to the office manager.
- Supplies are provided. Coordinate necessities with Office Manager.
- Job duties require Janitor is capable of walking, up and down stairs, standing, kneeling, scrubbing, and lifting 30lbs both indoors and outdoors. Janitor must have reliable transportation to move from one building to next.

First Right of Refusal

Plain Language Version: Peaceful Valley Property Owners Association allows it's members "First right of refusal" when property adjacent to their lot is sold. What this means is that lot owners are free to sell their property, but must first offer it to the owners of the neighboring lots for the same sale price and terms and conditions agreed upon with the prospective purchaser. If the adjacent property owners do not wish to purchase the property, they must sign the "Right of Refusal" form (click on the button below to download a copy) at which point the seller can go ahead with the original sale. Since we know that sometimes the adjacent property owners may not be reachable, there's a provision that if the seller can prove that a good faith effort was made to get those signatures then the sale can go forward. Below is the Legal Language, which is more comprehensive than the above plain language version, and should be considered authoritative.
Legal Language Version:
No sale of any lot shall be consummated without giving at least 30 days notice to the Peaceful Valley Lake Property Owners' Association or its assigns, and the owners of the adjoining lots, of the terms and prospective purchaser thereof; the Peaceful Valley Lake Corporation or its assigns and the owners of the adjoining lots of said property shall have the first opportunity to purchase the property on such terms. The refusal of the Peaceful Valley Lake Corporation or its assigns and the owners of the adjoining lots to purchase on such terms, shall not be considered a waiver of the right of first opportunity to purchase if the lot is offered on different terms. Such notice shall be personally served in writing if service can be made in the subdivision; if any person entitled to service cannot be found in the subdivision, notice shall be mailed to person at his address last known to the Peaceful Valley Lake Corporation or its assigns. Affidavit of the person making service shall be sufficient evidence thereof to protect a purchaser.

Complaint/Comment Form
1. In order for member complaints to be reviewed by the Board of Directors, a formal Complaint Form must be filled out and turned into the PVPOA office for presention to the board (click on the button below to download form).
2. The board at the next meeting, following receipt of the Complaint Form, will review the complaint.

A system of work orders is implemented to facilitate communication of maintenance requirements to maintenance personnel. If you would like to submit a work order, please click on the button below to dowload a work order form, then drop it by the PVPOA office. The Board's Operations Chairman will then review and take the necessary actions.
Board of Directors Application
The Peaceful Valley Property Owners' Association Board of Directors consists of 9 members of the Association in good standing. 4 of the 9 members serve in officer positions of President, Vice-President, Treasurer, and Secretary. All positions are voluntary, uncompensated positions. Terms are 3 years, elected by members on a 1-year rotating cycle, meaning that 3 directors terms expire each year. Directors can serve only 2 consecutive terms, but are welcome to serve again after at least a one year break in service. If you're interested in serving as a director, please download and fill out the application below. You can either drop off the application at the office, or send/fax/email it to us. Applications must be submitted in February, at least 60 days before the mid-April Annual Membership Meeting.
